My name is Deborah Wolsh and I am a real estate agent with Morgan Real Estate at Keller Williams Larchmont. One of my favorite parts of real estate is that I get to see the new homes that come on the LA market every Tuesday on the broker's caravan. The purpose of this blog is to highlight my favorites and give you the chance to see them too!

If you are interested in buying a home and/or would like more information on any of the properties shown on this blog, please contact me, Deborah Wolsh, at Deborah@morgan-re.com or call me at (310) 433-0385.

Bevy of Beauties

Yesterday I had the opportunity to ride along during caravan with our Keller Williams Larchmont team leader, Joey Sacavich -  What a Joy!  The homes we saw along the way were also pure enjoyment - a long, but very satisfying real estate day.

There are two developers I like to follow and both had new homes on the market and open today.  The first was this 3 bedroom, 3 bath Spanish, restored and renovated by Better Shelter.  It's walking distance from The Grove and listed for $1,199,000.

Living Room with high ceilings, vintage chandelier, tiled fireplace and attached bbq deck
formal dining room
Expansive kitchen with custom wood cabinetry and lots of Carrera marble

more custom cabinets and carrerra marble in the bathrooms, too.

Master bedroom opens into the backyard and has ensuite bath

Expansive detached bonus space features two rooms, a cozy fireplace and bathroom
Next we made a stop at this West Hollywood remodeled craftsman style 3 bedroom, 2 bathroom bungalow.  I was really surprised by how much I liked this one.  Although  on the small side at 1442 sq feet, this home was open, spacious and very well designed.  I could definitely call this one home.   Priced at $1.124,900.

Walled and gated yard makes this home very private

living room, dining room and kitchen are all one large bright open space
all modern amenities

beautiful and spacious bathrooms - wouldn't you want to soak in this old fashioned claw-foot tub?

multiple outdoor entertainment areas for eating
and lounging
The next highlight was a renovation way up at the top of Nichols Canyon by another one of my favorite developers, ModOp Design. Their properties are always very impressive  - well worth the 10 minute winding drive (thanks Joey!).  This one is a 2 bedroom/1 bath cottage redesigned with a modern touch for $749,000.

High Vaulted ceilings, rustic brick fireplace

large kitchen and dining space
All the rooms had lots of light
Dual custom vanity with large soaking tub - love the charcoal tile!

Great front and back patios - nice for entertaining
The next home worth a mention was this 2 bedroom/2 bathroom Spanish beauty.  This one also featured an open floor plan and was also extensively remodeled.  It's offered for $1,295,000.

Secluded corner lot

Distinctive vaulted, beamed ceilings - I'm a sucker for vaulted ceilings!
Kitchen and Dining Room flow to a newly built entertainment patio

We all loved the built in comfy kitchen sitting area
Garage has been converted to a bonus room, perfect for a home office

Custom tiled fountain on newly built patio

Last and worth a mention was this 3 bedroom/ 1 bathroom Craftsman in the Mid-Wilshire area.  The house was built in 1911 and all of the original details and built-ins were intact, including a large brick Fireplace with surrounding built in seating.  It was loaded with character and charm and will be very easy to renovate.  At $459,000 this one has already attracted multi-offers.

I ended the day at a photo shoot for a listing that my group, RED is about to put on the market this week.  This house is stunning - a large two story totally renovated Mediterranean gem.  I'm excited to be hosting an open house here this Sunday, March 3 from 1pm-4pm.  Come stop by at 736 S Citrus $1,395,000 for a look at this one.  I'm sure I'll be featuring it here on the blog next week.

Bright Spots on a Rainy Day

Today I jumped in the car with 2 of my other team members, Tiffany and Samantha, and we made our way thru the LA drizzle to see what was new.

Our first stop was this large 4 bedroom, 3.5 bathroom English Tudor in Hancock Park ($2,495,000).  The house had very good "bones," and was partially updated, but a small portion of it still needs a modern touch.  Perfect for someone who is looking for this size house and wants to put their personal mark on it without it requiring too much work or additional money.

Impressive Exterior

Gracious 2 Story Entry

This small room is an elevator!

Updated kitchen also included another section that was a butler's pantry

4 Large bedrooms
all 3.5 bathrooms needed some work
Next, we rushed excitedly to see this house in Brookside, located on the little known and mysterious brook that runs under the city from Griffith Park to Ballona creek and only shows itself in this small area of Hancock Park, just South of Wilshire and East of Highland.  This 4 bedroom/ 4.5  bathroom house was sold approx 8 months ago as a teardown for close to $1mil.  Luckily, the developer decided instead to renovate and restore the original home.  It's now listed at $1,899,000.

The entrance to the home is hidden under the carport
The entire house was beautifully remodeled

Huge Chef's  kitchen with breakfast bar

and attached expansive guest area
Master bedroom was spacious and light
Each of the 4 bedrooms had its own bath en suite

...that takes you across the famous Brookside brook...

...and into this backyard secret wilderness - This is a very special property!
The next highlight of our day was another recent renovation, this time a large California Craftsman home listed at $979,000 in the area called Country Club Park - just North of Pico and East of Crenshaw.  This area is a little spotty - the better portions of it tend to be the streets that are gated at Pico.  But where else in the City can you get a large completely remodeled 5 bedroom, 3ba home for under $1mil?

Perfect Craftsman exterior

All Open Floor Plan on the first floor

all original historic details preserved
Stunning new kitchen

gleaming hardwood floors throughout

5 large bedrooms

3 Huge bathrooms
Huge lot with great flat backyard - perfect for kids to play in

The later portion of our day took us a bit east to a beautiful Los Feliz neighborhood where we found this lovely, traditonal Spanish 4 bedroom 2.5 bathroom house.  Listed for $1,695,000 It's the perfect family friendly home.

along with large heated pool and in ground spa - wouldn't you want to grow up here?!

Just as it started to pour, we made our way to our last stop to see this 1951 Classic California Ranch style house in a gated section of Beachwood Canyon.  3 bedrooms, 2 baths and listed at $995,000.
