Make $ at Home!


One of the most substantial things I've come to discover is what a great investment an income property is.  For that reason, I'm excited to have new buyer clients that are looking to buy a duplex, triplex or Single Family House with a rental unit.  They also want to live there, but don't want to do much work to it, so it’s got to be a really special property to begin with.   Nicely, there were three or four on caravan this week that fit their criteria.  On my way from one to the other, I was also able to fit in a few other gems. Take a look….


1) This Duplex – near Museum Square in the Miracle Mile -  was my first stop.  There’s lots of great large duplexes in this area, but not many that have been so nicely remodeled and updated.  Priced at 885,000, It did not surprise me to learn from the agent that this one already had an accepted offer.

 2) My next stop was this Spanish style home on Hauser, S. of Olympic.  It’s not often you see a house of this size (4 bedrooms/1.75 baths and a converted garage that would make a perfect rental) in this area, in this condition, all for $749,950.

1   3)  The next stop, a Mid-Century home in Faircrest Heights, was the real excitement of my day.  Though it's not an income property, this house has always intrigued me - it’s located just down the street from my son’s school and I often park in front of it while I'm waiting for him to get out.  I’ve always wanted to see what it’s like inside.  Today I got the very satisfying chance (and some yummy taquitos, too!) . $899,000

The listing agent also represented the house 5 years ago when the estate of the original owners sold it to the current owners.  It was really interesting to hear from her what the house looked like then, and how it had been changed.  When I got home, I was able to find these old photos on the internet - so great to see how almost everything was preserved and given new life.






  4) Next I headed North of Wilshire to see this recently redone Spanish 3 bedroom/2 bath home that also has a large 1 bedroom guest house in back.

      I didn't get a chance to photograph my treats today, but along with the great properties I saw,  the corned beef sandwich I had from Canters at a house on Hayworth and the taquitos at the mid -century house were extremely satisfying!
