Time Management - Not!


Like every other aspect of real estate (and everything else), time management is important.  I try to apply my time management skills to caravan.  Most weeks I have an idea of what area or neighborhood I want to focus on, and the day before I plan exactly where I want to go.  But then there are days like yesterday.  Yes, I had a list, but it was way too long and covered a distance way too wide.  I couldn't decide where to focus, so I just started driving and gave in to... randomness.  I made it to over 12 houses - Here's a sampling of where I went:

I followed the signs outside my office to this Larchmont Village gem.  As I was leaving, I ran into the seller who turned out to be one my clothing store's customers.  I loved the house - so fun to see where my customers live.  3 Bedrooms, 1.75 baths, and a huge two story guest house for $1,489,000.

This Historical 3 story townhouse condo in Hollywood caught my attention and drew me over that way.  It turned out to be the most memorable sighting of the day.  The unit was part of an 8 unit garden complex that was built in the 1920's by Paramount Pictures for its writers.  I assumed the Hollywood location would be a real negative, but it actually ended up to be a very clean and quiet street.  In addition, the unit comes with on-site parking, so you can park on the property and walk thru the courtyard to your home -  This place is exacctly why I love real estate in LA!   2 bedrooms, 1.5 baths $599,000 ($340 HOD).

Next I ventured down to my own neighborhood, Longwood Highlands, to get inside this recent renovation.  I've noticed the work in progress on this home since it's only two blocks away from my own, but I had no idea that it was being done by one of my favorite flippers - Better Shelter.  On the exterior this house is very bland, and lacks character.  But the inside was another story.  3 Bedrooms, 2 baths, $895,000 with guest house.

Sweet Spots in Hancock Park, Beverlywood & Faircrest Heights


This Tuesday I was fortunate enough to start the day at our own listing in the Hancock Park area and experience the flip side of broker's open caravan, welcoming the many agents that came thru to preview the house for their clients.  The house is a magnificent restored craftsman style home, impecibly restored by the owner in a way like no other.  Today was my second opportunity to host an open house there - it's endlessly fun to see how everyone that tours this home reacts to how special it is.

Last, and probably my most favorite (aside from our house) was this 3 bedroom, 3 bathroom remodeled Traditional for $819,000 in Picfair Village.

I only gave myself an hour to see other houses, but luckily I was able to pack it all in.  I circled back to Hancock Park in time for the last half hour at our own open house.  It was exciting to be back at this wonderful house - it was full of buyers who were lingering there and it seemed clear to me that whoever buys it will be a lucky person; every time they come home they'll get to have the same wonderful feeling I had at the end of my day!
