3 Hours Exploring Los Feliz and Silverlake


This week we decided to head East to Los Feliz and Silverlake.  With Samantha driving her new Acura and me using every last drop of power on my iphone navigating our way, we were able to see 11 properties.  We had a great day and actually liked them all, so selecting the highlights was a bit of a challenge.  Here we go.....

Our first stop on the way was this triplex in Hancock Park.  It had two large, fully updated 2 bedroom/2bathroom units in the main bldg and a sweet one bedroom unit above the garage in the back.  These units are currently vacant and will definitely attract substantial rents (projected combined rents are $$6250/mo).  It's priced at $899,000 and would be a good income property for a lucky investor.

Next Highlight was this 1930's California Bungalow on a spacious corner lot in Silverlake with 3 bedrooms/2 baths and priced at $879,000.

Up some narrow, curvy roads and near the Silverlake reservoir, we found this charming Spanish home tucked into the hills with lots of light, pretty outdoor living spaces and beautiful views.  This one offered 2 bedrooms and 3 baths, priced at $799,000.

Our next favorite was this 1900's bungalow that had just been through a major reinvention.  Samantha had a client who had seriously considered purchasing this one when it was a fixer about a year ago, so she was especially excited to see how well it had been transformed into a beautiful home - 3 bedroom/2baths and listed for $749,000.

Next stop was Atwater Village to see this income property - 2 small houses on a lot - both houses were in great shape and had lots of vintage character.  The front house was 2 bedrooms/1 bath and smaller house in back had 1 bedroom/1bath.  Nice landscaping too!

Luckily we had some time to head up to see this 2 bedroom/2 bath Condo in a mid-century hi-rise bldg on Los Feliz Blvd.  I've always wondered what this bldg was like and was happy to have the opportunity to see one of the units.  This Condo was on the 5th floor and offered great views.  $535,000

Last we made it in at the last moment to see this brand new gated community of 14 modern single family homes in Hollywood.  Very cool!  These homes are all multi level, offer 3 or 4 bedroom variations and 3.5 baths. Most were priced between $749,000 and $810,000.

A Day in Culver City (mostly!)


I've been wanting to spend some time getting more familiar with Culver City and Mar Vista.  This week, I finally had the chance to get over there - luckily with my RED colleague Samantha, an LA native who knows the area well and was a fantastic guide.

On our way to CC from our offices in Larchmont, we stopped first to see this absolutely gorgeous English Cottage style home in Carthay Square.   We were so taken with how well done this home was, we almost didn't leave.  They were serving lunch (great chicken salad sandwich!)  - so it gave us the chance to linger and enjoy the magnificent backyard.  3 bedrooms/2.5 Baths and very well priced at $1,495,000.

We then made our way to Culver City, where the houses we saw first were small fixers, not worth showing pics. I was surprised by how high the prices were (low to mid 800,000's) considering the size and condition of these homes, but Samantha reminded me that it was due to the popularity and quality of the Culver City public schools.

Our next stop was in an area of CC known as Studio Estates where we found large 4 bedroom, 3 bathroom suburban style homes built in the late 70's (without much sign of change since).  Although dated, this home was large, light and spacious and with a very easy cosmetic update could be very comfortable - 4 bedroom/3 bathroom $1,150,000

Samantha was excited that we were going to see a house on a street in CC called Marcasel Avenue.  She likes this area because the lots are huge.  This home was on a 16,267 Sq Ft lot!  The house, a modern state of the art compound designed by architect J. Frank Fitzgibbons in 2006,  was one of the strangest I've seen.  It felt a little more like a school than a home - 4 bedrooms, 4.5 baths and a lot of other random space! It was priced at $2,995,000.

Our last stop was this relaxing Mar Vista California style home with 4 bedrooms and 2.5 baths. With a nice detached guesthouse, a billards room,  and a roomy office with separate entrance, this house was perfect for professionals who need a private-at home work space.

Our adventure today was over before i knew it - and we didn't get the chance to see all the homes on our schedule.  Some day it feels like Caravan should be more than 3 hours!
