I’m thick into the hunt for properties for several different
clients, so today’s caravan was all about them. There are two that are looking for Single Family
Homes with 3-4 bedrooms, and one that is interested in an income property. Here’s where today’s journey led me…
1 This house was in an area called Longwood
Highlands (South of Olympic betw Highland and Rimpau) . It’s rare to find a house this size (4
bedrooms/3baths) in LA at this price ($799,000), so I wanted to make sure and see it and as
a bonus there were tacos, too!

One of the best features of this house was the great layout
and flow, uncommon for a house built in 1923
|
 |
| New
Kitchen with lots of counter space and a nice breakfast nook. |
 |
Large Master – another rarity for a 1923 house in this section of town.
Also, in addition to the 3 bedrooms on the main level, there was a bed
and bath located in the lower level - ideal for a home
office.

 |
Nice to see a bathroom with
the original tile preserved
|
Next I ventured
on to Windsor Village (North of Olympic/East of Rimpau) to this two story very
spacious Tudor. 5 Bedrooms, 3
baths, over 2800 sq ft, completely renovated and priced at $899,000. A great value in this neighborhood near
multi-million dollar mansions.
Looking at the listing history of this one I could see the house had
been through a lot – probate, short sales, etc. But despite it’s rocky history, someone had done a great job
of bringing it up to speed for modern life.
 |
| the second
story of this house had 4 good sized bedrooms.
|
 |
How great to have a bedroom suite
like this to spread out in!
|
1 Next I hopped on
up to this Larchmont Income Property – the 1924 4-plex underwent a meticulous renovation
two years ago. There are 4 identical
one bedroom, one bathrooms units - each rent for close to $2000/mo. I only got to see the one that was
vacant, the others are all tenant occupied – pics below are of one of them –
nice!
Stop 4 took me all the way out to Sherman Oaks in the valley. This house was one of my favorites today. A bit far out, but worth the trip. The main house is 3 bedrm, 2bath and then there’s two little bonus’ – a small house in the back, ideal for an office and a tree house for the kids! Priced at $624,900 – this one is a strong possibility for one of my buyers.

| Great open
floor plan – Living room, dining room above and kitchen below are all one big
loft like space
|
 |
Master was huge with french
doors that open out onto the backyard patio
|
 |
| and a superb master bath |
 |
| Original
bedrooms in the front of the house were more modest in size |
 |
| nice updated bathroom for kids or guests |
 |
Huge backyard is another
great feature of this house.
|
 |
| Back house could make a great office. Tree
House below is a great bonus for kids! |
Finally, I
got on the freeway and headed East to Eagle Rock to see this fully remodeled 3
bedroom, 3 bathroom. I really like the area near Occidental
College (very collegiate), but this house was in the flats, a bit too close to the major streets to
make it work for my clients. Glad
I saw it though. $599,000. (oh and a very good turkey sandwich from
the agent there made it worth the trip!)
 |
| love the subway tile in the kitchen |
 |
| Front
Bedroom with lots of windows and light
|
 |
| Lots of great big, lush green yards today |
I covered a lot of ground
today, and once again, was impressed with all these new properties that have
just come on the market. Tomorrow,
I’ll be showing two of them to my buyers.
Hopefully all of my efforts today will bring one if not both of them
closer to finding a new home!
