Today I saw a lot of fixers, like this one in the Wilshire Park Area (East of Crenshaw - North of Olympic). It's a trust sale - on the market for the first time in 45 years. Unfortunately, these properties don't provide very enticing interior images to post. The front two rooms, living and dining, were pretty close, but the rest of the house, especially the kitchen and bathrooms, needed a lot of work. However, for the right person a house like this can be a really fun and really satisfying project to either live in and enjoy, or flip and make a profit. This one was priced at $592,000 - my guess is it's a little high for all the work that needs to be done to get it up to speed. I like this neighborhood and will be keeping my eye on what happens here.

So, now that you've seen a fixer with lots of possibility, let's skip right to the finished one I saw today that will make you Ohhhh and Awe. Here's today's favorite - all the way in Eagle Rock - a lovely job fixing was done on this one already.
This house is in a great neighborhood, just East of Eagle Rock Blvd, near Occidental College. It's 3 bedrooms, 2 bathrooms, $649,000. A real retreat!

| Beamed Ceilings are nice touch |
| These treetop views reminded me of a painting |
| Everything in here is top of the line |
| Not such a big master bedroom, the only negative I could find |
| Bathrooms have Waterworks fixtures, marble floors (great because they don't show dirt) subway tiles or wainscoting |
| Love this small fireplace in one of the smaller bedrooms - so cozy! |
| Storage, storage, storage |
| Nicely landscaped backyard with two level living space |
| Terraced backyard - this upper level is perfect for enjoying sunsets |
Here's another one that's just been fixed up in Eagle Rock, this one was listed at $799,000. It is already in escrow, but I just love what they did with it, so I wanted to share it here:

| Pretty! I'd love a bedroom like this! |
No one provided me with food today, so by 2pm I was hungry and couldn't resist the chance to have lunch in Eagle Rock at The Oinkster. Unfortunately, I chose the Old Fashioned Chicken Salad Sandwich - way too much mayonnaise for my liking (I guess that's what makes it "old fashioned"). Next time I'm just going to go for it and get the Pastrami!
